Understanding Your EPC

An EPC is more than a certificate. It contains clues about how a property is modelled, why it received its rating and which recommendations may matter most.

See what sits behind the EPC

The rating is only the headline. The useful detail is often in the score, potential score, recommendation sequence and property assumptions.

  • Recommendation sequence
  • Construction and system assumptions

Why the score matters

Two properties with the same rating may need very different improvements. A D64 property is much closer to EPC C than a D55 property.

Evidence can change the picture

Insulation, glazing, heating and solar measures may need invoices, certificates, model details, U-values or photographs before they can be properly reflected.

Professional review

A Desktop EPC Review helps turn the certificate into plain-English next steps before you request quotes or arrange new works.
