What Affects EPC Ratings?

EPC ratings are influenced by the whole property, not one single measure. Heating, hot water, insulation, windows, solar and evidence can all affect the result.

Heating and controls

Heating type, efficiency, controls and classification can strongly influence the rating, especially in electrically heated properties.

Hot water and lighting

Hot water systems, cylinder insulation, controls and fixed lighting can support the EPC score, although they may not always be the largest driver.

Insulation and windows

Wall, roof, loft and floor insulation reduce modelled heat loss. Glazing can help, but its impact depends on frame type, U-value, g-value and evidence.

Solar and evidence

Solar PV may improve the EPC, especially where electricity use is important. Evidence such as MCS certificates, specifications and invoices may be required.
